My understanding is that the Simpson County School Board will vote Thursday night as to the site of the new Magee Elementary

The Advisory Committee has gathered information and narrowed the school site to two. One area is known as the Chris Lane property. The other site is a property located immediately behind a business/commercial park (Pioneer)

Each site has good points…and each site has bad points. There seems to be no perfect place.

Cost of the land is almost the same at both locations…site prep cost is about the same…Both sites have public road access.

Chris Lane property is located adjacent to railroad and in close proximity to electrical substation. (Railroad noise and safety). Frontage Road could be a safety concern for school bus traffic. The site is about two miles from the existing campus. Road fronting property
is not of recommended width for school buses per traffic study performed by Neel Schaffer. This could require the City of Magee to widen the road in some places if necessary. The property is 32.7 acres. ($10K per acre). Approximately $50K for water/sewage/utilities.

Lane property is located immediately behind a retail commercial development and could provide some stability to the area since potential future developers would know the use of this site. Very little, if any, available acreage is located in close proximity to this site for residential development zoning.

Property located behind a business/commercial park is the second site for consideration.

The committee listed the following information on this site: Approximately 40 acres costing between 5K and 10K per acre depending on the site tract that is purchased. Site prep cost—$250K—350K. Estimated cost to provide water/sewer/utilities—$180K to $200K
Public road access.

Location is in close proximity to an existing poultry farm (odor) Must cross Hwy 49 to go to and from existing middle and high school campus. Property is potentially of sufficient size to relocate the remaining school campus. Located approximately 2 miles from existing school facilities.
No road currently exists into this property; therefore, the City would have to agree to extend the current road to provide entry into this property. Ideally, road access would also need to be obtained to Nub McNair Road (County) for ingress/egress

Property is located immediately behind a business/commercial park and could provide some benefits to those employees work in this area for convenient access to an elementary school for their children. Also, several undeveloped and unimproved acres are available in and around this site that could be used for future residential development. Zoning is an issue.
